Continuing a good start to 2015, DPDS have on behalf of a private client secured planning permission for a detached dwelling on the edge of the Derbyshire market town of Belper.

In securing planning permission a robust approach was required from the outset to ensure potential constraints arising from landscape setting, surrounding residential amenity and vehicular access could be overcome.

Despite being a departure from the adopted development plan and contrary to several policies, the Council were satisfied that the other material considerations outweighed its adopted policy presumption against greenfield development. The application received no objection from neighbouring occupiers and the Council concluded that the scheme resulted in a number of benefits which significantly and demonstrably outweighed any harm arising from the proposal.
