DPDS Consulting have secured full planning permission for a single dwelling in Long Lartin, Worcestershire for a regional developer. This is a small plot of land with flood risk constraints where an application for a dwelling had been previously refused due to design reasons.
DPDS negotiated with the Council pre-submission of the revised scheme to better understand what size and design of dwelling would be acceptable. The revised design was submitted to the Council alongside a Greenspace assessment which demonstrated that the greenspace had no role or function and there was a surplus of greenspace in the catchment of the application site, to justify that the land should be released for a new home.
Working in a proactive and positive manner with the Local Planning Authority, the application was determined within the statutory 8 week timeframe with no pre-commencement conditions attached to the permission, with value being secured for the developer from a parcel of constrained land left over from previous developments.
